Many agent and home sellers are opposed to or at least hesitant to accept offers from buyers using VA Loans because they have misconceptions about what VA loans require the sellers to do and they think the buyer cannot really afford to buy the house because they have chosen $0 down or very little down, when, in fact, VA Buyers can often be the strongest offer on the table! In the past, VA loans required sellers to pay for repairs and other “non-allowables.” Now, a VA Borrower can pay for all repairs, closing costs and more in some situations. The only thing a VA buyer cannot pay for is a pest report. A seller, agent or other party would need to pay for that.
There are many benefits to the Buyer using a VA loan. For example, they can put $0 down up to the VA loan limit, and only have to come up with 25% of the difference between their offer price ans the loan limit if they want to buy a home that costs more than the zero down VA loan limit. VA loan rates are also lower, the lender can credit the borrower to help pay for closing costs if needed (interest rate will go up a little to cover the cost), there is no mortgage insurance required for VA financing, and future buyers of that home can assume the loan at today’s low interest rate…Dean Simpson with iServe Mortgage discusses the these and more in his short video. Agents, home sellers and potential VA borrowers should listen to what he has to say.

Sales Slowing in Livermore, the Tri-Valley and Bay Area & Across the U.S. A GREAT Time for Buyers to Buy a Home!
As many Sellers who put their home on the market in August hoping to be part of the summer buying frenzy with multiuple offers and over asking price offers are finding out, home sales in Livermore, the Tri-Valley, most of the East Bay Area and across the U.S. are slowing. In some bay area cities, average days on market for active listings is more than 30 days. That is not a bad thing necessarily. It is just a sign that that fall is here, mortgage rates are beginning to rise and hopefully, we will be headed to a more “normal” market and inventory.

Should I List My Home With an Agent or Sell it Myself as a For Sale By Owner (FSBO)?
Should I List My Home With an Agent or Sell it Myself as a For Sale By Owner (FSBO)?
Attention: For Sale By Owners! People Are Afraid To Buy From You!
Many homeowners believe that to maximize their profit on a home sale they should sell it themselves. They may even think that they have to sell the home themselves in order to avoid losing their home to foreclosure or short sale (if the latter is you, you may have options you are not aware of–contact me and I would be happy to discuss them with you). At first glance, they feel selling a home is simple and why should they pay a broker fees for something they could do themselves?
Before you decide to sell FSBO, consider these questions and weigh the answers of assuming the responsibility versus employing a professional. A little time spent investigating up front will pay off tenfold in the end. This article discusses some Questions To Consider. It is Now Legal to Short Sale Your Home, Lease it Back, and then Buy it Later at Today’s Low Price!!
People can now short sale their homes, lease them back and purchase them at today’s prices later!
Until recently, many banks would not allow a seller to remain in a property as a renter after they completed a short sale and none would allow an agreement that would arrange up front for the seller to potentially buy back the home at the cheaper price.
Now, becase of Supplemental Directive 11-02 March 30, 2011, those two things are legally possible if the seller/borrower qualifies and their bank agrees!
