Investors are out making offers like crazy right now and if you want to get a good deal on a home, you should be as well!
Most of the agents I know are on vacation laying low during the holiday season since the thought is that not much activity is going on in the real estate market during the holidays. Well, I have to say, December has proven to have more activity on our listings than the last few months. In fact, we just got three all cash offers from investors on a property during this past week with probably more to come. They were not bad offers either, considering they were from investors.
I always tell my buyers that serious buyers who want to get a good deal go looking when other buyers stay home…hence, when it is raining and yucky out, or during the holidays, etc., you should go out looking at homes with your agent!
There is a reason we got three offers from investors in the same home in a week. Whether you are looking for short sales, foreclosures/REO’s, or regular sales, it is a good time to get good deals on properties!
If investors are out making offers, regular buyers who plan to live in a home should be out there as well because investor offers tend to be lower than offers from folks who plan to occupy a property and their offer will likely be accepted over the investor offer if it is in fact a “better deal,” that is, nets more money, for a foreclosure REO bank, a short sale lender, or a seller who has equity in their home.
If you are looking for homes in a price range that investors typically would not be looking at, you are in even better shape because most buyers are not out looking right now and if you get an offer in, a seller has to respond to your offer.
So, ladies and gentlemen, once your shopping is done and presents are open, get out there and find your dream home! Right now, even though there may be multiple offers, you have a good chance of locking a seller into a contract at a good price because most regular buyers are on vacation, taking a break from home shopping during the holidays, with their kids who are out of school on vacation, etc. and you will likely be competing mostly with investors and your offer will likely be a better deal for the seller.
